7-15 Baker Street, London
This is a 7-storey mixed-use development with basement. It occupies an entire block in central London and provides 75,347ft2 of prime office space with facilities for hosting conferences. The building incorporates residential buildings to the rear with private a courtyard and signature self-watering “green wall”.
The highly confined site adjoins close structures all round; a conservation area gave further complexity to the project.
Hybrid steel-concrete frame was used for quick construction with precast concrete façade columns minimising on-site activity. The integration of structures and services was key; shallow storey heights maximise the site and minimise cost. The building has an 18m span office floorplate with column-free spaces giving full-height views across London.
Fine grade precast concrete was used to harmonize with Portland stone in the area.
Taylor & Boyd liaised with local residents and business owners at monthly meetings.
