Refurbishment and development of 5-star London hotel
The project’s scope included the repurposing of existing office spaces within the Grade 2* listed Brook Street building to create full-floor hotel suites, with high-end retail units located at ground and basement levels.
With meticulous care to maintain stability when under-pinning the existing structure, the existing basement floor was lowered to improve head room. We worked closely with the architect and planning officers to develop a replacement roof profile that complemented the historic façade.
Structural modifications and strengthening works were required throughout the intermediate floors to create spaces for suites with high-specification finish. An existing 5-storey concrete frame office was demolished to lower ground level in Brook’s Mews, whilst retaining the piled basement structure, which remained occupied throughout the works.
Our civil engineers worked closely with Thames Water to facilitate a combined design for the increased drainage on both sites. Immediately prior to works commencement, the Brook St drainage network area was overloaded, causing wide-spread flooding; we subsequently redesigned the site drainage to discharge to Brook’s Mews, where the primary network had greater capacity.
