Taylor & Boyd completed a structural condition survey and supplied the client with a structural report. Subsequently we recommended significant remedial works to maintain the load-bearing stone, and replace unsound timber joists and floors, purlins and rafters.
Construction was phased to retain the structural integrity of adjacent buildings in the main street terrace.
A “picture frame” steel structure with moment-resisting connections was designed to facilitate three storeys of open-plan offices and coffee shop within the existing space. Steel purlins were installed to support timber rafters and reinstated slate roof.
A more complex internal layout was designed to meet contemporary requirements.
To the rear a new feature staircase was installed for access to reconfigured interior spaces. A lift shaft was designed to provide universal access.
All windows were replaced and a glazed façade was created at street level.
Drainage was integrated with the existing system.
