Annacloy Park, Culcavy


This scheme of 22 houses was built adjacent to a rural road opposite substantial industrial premises.

The site was relatively flat and overgrown with natural vegetation. A specialist sub-consultant was commissioned to produce a 2-stage flood risk assessment for the site, whilst the ‘Storm’ design allowed for attenuation to green-field runoff rate and the culverting of an existing water course prior to construction access. The Storm and foul drainage from the nearby industrial premises bisected the proposed site and required to be diverted.

The risk of ‘ground-borne’ carbon dioxide was remediated with ventilated floor voiding and gas-resistant membranes integrated into the concrete floor slabs constructional detail.

Ten houses adjacent to the Aghnatrisk Road were given ground-bearing on piled foundations; the remainder were constructed on pad and strip foundations on trench-filled concrete to firm bearing.

The site road required a capping layer and a geotextile membrane was used to promote subgrade improvement under driveways, dwelling paths and public footpaths.

Houses were of load bearing masonry construction with wooden roof trusses and tiled roofs.

Due to nearby industrial premises, privacy walls with deep foundations were provided for houses on the Aghnatrisk Road.
